• We have received a very prompt response from Civium & ACT Doorland regarding the garage door.

    Essentially the issue is that “the brain of the motor is no longer speaking to the door”.  A motor reset did not work.  Thus a replacement single phase motor is required.  The installed motor is the highest specification we can install without changing everything over to three phase operation.  The proposed replacement will likely operate with regular maintenance for several years; however, it is likely a replacement will be required every 3 to 5 years.  We have also been advised that the garage door that is installed is one of the best and far better maintenance wise than the aluminium panel lift doors (for our type of application).  In this regard the Owners Corporation may wish to consider switching to a suitable 3 phase motor when the new unit fails – an alternative of which I am aware and was in development for Schneider Electrics was a controller that allows 3 phase equipment to work off a single phase circuit.

    Is it a warranty repair? No – the previously repaired damage was to the actual door.

    Is it an insurable event? No, however, we do have fusion coverage for the motor – this event is not fusion.

    The Strata Committee have discussed the matter and authorised the repair; however, a work order is unlikely to be issued until Tuesday (after the Public Holiday).
