• The lifts servicing Blocks A and D have an outdated security system.  The Block A lift is now “maxxed” out with respect to the number of swipe cards that can be issued and would require a complete replacement of cards on issue and recoding of the system.  Unfortunately, neither the original developer not successive Strata managers saw fit to ensure that a properly maintained register of swipe cards “on issue” was maintained.  Thus the Owners Corporation has no idea who has swipe cards.  The Strata Committee has looked at the options and considers that expending further funds on the existing (13 year old) system would be a waste.  The Committee is patently aware that there is an increasing need to improve overall security at Sunrise Apartments – to a point that people intent on break-ins, vandalism and thefts are encouraged to go elsewhere to find easier pickings.

Accordingly, prior to Christmas, an order was placed to install a core security system and replace the lift security systems.  The new system, subject to supply, will control access to the lift cabin and specific floors.  Further, lift users may either have swipes issued or, for people with suitable smartphones and e-tag.  In addition, swipes and e-tags will be kept in a central location and be able to be activated and deactivated by authorised personnel.   The system will remain under the complete control of the Owners Corporation, ie. it is not an embedded system where we are tied into a single supplier who has total control and may charge as they see fit.

The system can be extended to garage access, stairwell control and security cameras plus other things the Owners Corporation is unlikely to need.

Installation is expected to occur during February 21 and will involve some disruption to services that may last a couple of days.  All Owners of apartments in Blocks A & B will be issued with two new swipes free of charge.  Additional swipes may be purchased at cost OR in the alternate lower cost e-tags can be issued on request.  E-tags will attract a fee for coding and issue.  At this stage e-tags may only be issued to Owners, as few Property Managers and Owners update the Strata Manager on tenant changes – this would mean that former tenants, if issued an e-Tag would have continued access to the lifts.  Finer details are being considered to ensure that overall access control remains sound.

Some trades and maintenance personnel will also be issued with physical swipes.  Time based e-Tags may also be used.

More information will be issued closer to the date of installation.
