The major storm event of 18 December 2021 resulted in:
- an interruption to the functioning of the garage door – now resolved
- the new B Block sump pump shutting down – see below
- a reported (21 Dec 21) leak in one apartment – we are seeking to address the cause of the leak before Christmas – other repairs, as required, will occur in the new year.
The new sump pump installed is a more powerful, three phase unit, than its predecessor. While it operated along with the second pump for a while apparently it shutdown after some time. Yesterday afternoon (20 Dec 21) our plumber and electrician attended site, checked the pump and made some adjustments with respect to the electrical side. The adjustments were related to fine tuning the operation of the pump (with its sister) and is done through the console at site. The good news is that neither pumps were damaged nor did we experience an excessive influx of garbage through the storm water system – which can jam the pumps and cause them to burn out or work excessively hard. Out thanks to BA Plumbing and Maritex Commercial for their prompt response (knowing that they had multiple call-outs following the storm).
We trust that all Residents can move forward into Christmas without any further serious events – noting that as a long-term Owner in Sunrise the week before Christmas has been quite often marred with bad weather.
